How to take great photos for your rentals

As you probably already know, you never get a second chance to make a first impression. It literally takes less than a second for a student to decide whether or not to click on your listing. The best way to grab their attention is by having great photos.
Here are some tips to help you take great photos that will get your listings the attention they deserve.
Clean Up!
Nobody wants to live in a dirty/messy home. Your photos need to show that the space is clean and tidy. If you have tenants currently occupying the place, ask them ahead of time to clean up the house.
Don't forget to:
Declutter, put away all unnecessary items.
Arrange the necessary neatly.
Remove extra footwear.
Clear path.
Organize closets.
Make the beds.
Have the toilet seat down.
Arrange the toilet paper neatly.
Open all blinds and curtains; turn all the lights on
Lighting is everything when photos are concerned. You want your photos to evoke a welcoming feeling. A dark room does just the opposite. So be sure to open all window coverings, blinds and curtains; and turn on all lights and lamps, ensure all your light bulbs are working. For best results, take the photos in the middle of a sunny day, between 11am and 4pm.
Stan in a corner to get a good angle of each room
Angles, angles, angles! Not only do you want to pain an accurate picture of what's in the house, you also want your pictures to closely imitate how our own eyes see. Standing in a corner helps you get a wider view of a room.
Take two pictures from opposite corners of each room.
Highlight the perks
As a student goes through your photos, they need to see something that stands out. Here's a few things you should definitely get pictures of:
garage or other parking spaces
laundry machines
kitchen appliances (especially if they're new)
large closets
any other cool features of the place
In general you want to have as many photos as possible, but be careful not to add useless photos that show the same things as 2-3 others. I suggest you have at least 10 photos, but stay under 20!
